- New construction nearby competes with resale, so highlight what builders can't offer: finished landscaping, upgrades and no wait for construction.
- Homes go pending in about 51 days. Build your timeline around that.

Monthly and weekly reports
- September 2026 market report: Single-family supply stays under 4 months in all three counties.
- The weekly reports: events, rates and the week's sales.
Figures come from the monthly reports of the REALTOR® Association of Sarasota and Manatee (RASM) and the Suncoast Tampa Association of REALTORS® (STAR), from Zillow for Lakewood Ranch and from Freddie Mac for rates. A single month's median depends on which homes sold, so look at the trend over several months. RASM's monthly series has no December 2025 inventory or supply for Sarasota and Manatee.
